Remor Homes provides high-quality housing. We also look for the best residents in the market while committed to equal housing, complying with the Federal Fair Housing Act and state and local fair housing laws. In order to qualify for our rentals, all Applicants must meet our minimum Qualification Standards as listed below.
• Credit Score
At least one applicant with 18 years or more shall have a credit score of 650 or higher. Income from lower credit adults will not count as proof of income. Co-signer required for applicants with no credit score.
• Income
Summed proof of income for adults with credit score as 650 or above is at least three times the rent amount. Proof of income shall be verifiable by Remor Homes.
If new employment and no pay stub has being received, you will be required to provide an offer letter. Offer letters are required to be on company letterhead to include position, start date, rate of pay, employee status, and signatures by all parties
• Self-employed income
If self-employed, the most current tax return (first 2 pages) and three months personal bank statements are required.
• Number of persons
Maximum two persons per house bedroom, except children age two or younger. Changes in the occupancy shall be immediatly communicated to Remor Homes.
• Application
18 years or older occupying the home shall complete an application. Application fee must be confirmed to have the application evaluated. Fees reversed due to insuficient funds will result in cancelled application.
• Residency History
Provide history of residency for the last three years, being rental or mortgage, including contact of previous landlords or property management companies.
No eviction filings in the past five years, no open bankruptcy, no criminal charges and no previous landlord balances. No negative landlord reference for the last five years.
• Pets
Pet policies vary according to the residence. Please check the pet policy page for details.
• Application fee
An application fee is required for each applicant. The fee is non-refundable after the application is submitted. Once submitted, the application is processed when the funds are confirmed. The payment instructions are provided at the end of the application form. Find below a link to start the application.
Application fee is $100.00 for each applicant.
• Security deposit
Once your application is approved, you will have 1 business day to sign the Lease and deliver the Security Deposit in certified funds to avoid the cancelation of your application. We reserve the right to move on to the next qualified applicant if the funds are not confirmed. In cases where there are financial risks due to credit, income, rental history, etc., the Landlord reserves the right to require a higher security deposit.
Security deposit amount is equal to one month of rent
• Move in date
The move in date submited in the application is flexible but cannot be adjusted to more than 30 months after the lease contract signature.
Before getting the keys, first month of rent, pet fee and any other fee shall be paid and funds confirmed. Utilities shall be transferred and verified with the account number into lease holders name to start no later than your lease start date. Rental insurance shall be active and proof of insurance provided via email. For details on minimum insurance required, please check our frequently asked questions.
Move in date shall be at least 4 from the contract signature. The utilities connection shall be requested once the contract is signed directly to the utility companies.
A new lease administration fee of $100.00 is due at moves in.
• Active contract
Once you have the house keys you have full possession of the residence and you agree to allow Remor Homes to execute an inspection in the property every months. The inspection is to verify the conditions of the property and protect the landlord's investment. A notice will be sent in advance to allow for proper scheduling of the inspection that best fits the tenants needs.
