Remor Homes

Property Management

An AI-agentic management company serving Greenville, Pickens, and Anderson Counties — licensed leasing with fees below the typical percentage of rent.

How it works

Your property, professionally managed

When you partner with Remor Homes Property Management, you grant us the exclusive right to lease, manage, and operate your rental property on your behalf. We handle day-to-day operations — from marketing and tenant placement to rent collection, maintenance coordination, and compliance — so you can focus on growing your portfolio.

Our management agreements cover single-family homes, townhomes, and other residential rental properties in Greenville, Pickens, and Anderson Counties. Each property is managed under a clear written agreement that defines responsibilities, compensation, and the standards we uphold for every owner and tenant.

Our model

Property management does not have to cost a tenth of your rent.

Remor Homes is an AI-agentic real estate business. We built licensed property management around software agents that do the watching, checking, and follow-through that used to require a large office. Our licensed managers still make the decisions the law requires — leasing, screening, and tenancy. The agents do the rest, every day, so the work is faster, tighter, and cheaper to run.

That is the whole model. Efficiency is not a slogan. It is how we keep fees below what the market treats as normal.

Full-service residential managers in the United States commonly charge 8–12% of collected monthly rent — often about 10% on a single-family home. Many also charge a full month’s rent to place a new tenant, then another fee when that tenant renews. Those percentages grow with your rent. The better the house performs, the more the manager takes.

We do not take a percentage of your rent. Occupied-month management is a flat $80. New-tenant placement is 75% of one month’s rent. Lease renewals are a flat $150. On a home that rents for $1,800, a 10% manager costs about $180 every occupied month. We cost $80. That is a hundred dollars a month that stays with the owner — $1,200 a year on a single property, before you count placement and renewal.

AI agents make that price possible. They check bills, flag discrepancies on accounts, watch leases that are about to expire, review insurance, follow maintenance, and help keep owner books current. They support the licensed team. They do not replace human judgment on leases, screening, or tenancy.

We founded the company in 2024 to serve owners and renters across South Carolina with this model: agentic operations, licensed accountability, and a written management agreement that states what we do and what we charge. Remor Homes and Estates LLC is the brokerage. The technology is how we work. The lower fee is what you keep.

Agreement term

Flexible, straightforward terms

A typical management term runs for one year and then renews automatically on a month-to-month basis. Either party may end the agreement with thirty (30) days written notice.

If the property remains vacant for sixty (60) or more continuous days, either party may terminate the agreement with thirty (30) days notice.

What we handle

Manager responsibilities

Remor Homes has exclusive authority to lease, manage, collect rents, approve tenants in accordance with Fair Housing laws, and operate your property. Our typical scope includes:

Leasing & tenant placement

We market your property, conduct showings, screen applicants, and execute an attorney-drafted lease on your behalf — placing qualified tenants efficiently and in full compliance with housing regulations. When a current tenant renews, the lease renewal fee is a flat $150 instead of the new-placement charge.

Marketing

Vacancies are listed on Zillow, Apartments.com, TurboTenant, and the other main rental websites. We also place a sign at the house for passing-by leads.

Maintenance & repairs

We coordinate routine maintenance and authorize repairs up to $300 per occurrence without prior owner approval, keeping your property safe, habitable, and well maintained.

Rent collection

We collect rent, issue notices when needed, and initiate eviction proceedings if necessary. Net proceeds are remitted to you within ten (10) business days.

Owner reporting

The landlord portal includes IRR and ROI calculations for each property. We also provide an annual 1099 for tax reporting.

Property turnover

We inspect the property at move-in and move-out, conduct yearly inspections, and manage general cleaning and maintenance between tenants. Major rehabs and renovations are outside the scope of standard management.

We also handle security deposits in accordance with South Carolina law and maintain strict adherence to federal and state fair housing requirements.

Your role

Owner responsibilities

As the property owner, you retain important obligations that protect your investment and support successful management:

  • Maintain at least $300,000 in liability insurance and name Remor Homes as an additional insured.
  • Keep the property in safe, habitable condition and comply with all applicable laws.
  • Ensure mortgages, HOA dues, and property taxes remain current.
  • Warrant that the property is free of hazards and fit for habitation.

Transparent pricing

Management fees

Our fee structure is designed to align our success with yours — you pay for active management and successful tenant placement, not prolonged vacancy penalties.

Fee type Amount Notes
Placement fee 75% of one month’s rent Due upon lease signing for new tenants.
Lease renewal fee $150 Fixed fee when an existing tenant signs a renewal — not the 75% new-placement charge.
Monthly management fee $80 per month Starts only after a tenant is placed; charged while the property is occupied.

Placement guarantee: If a placed tenant fails to pay rent for six (6) or more months, we will replace the tenant at no additional placement fee.

The Remor Homes landlord portal gives you extensive financial and operational data for your properties, with special features available for investors. Ask us about portfolio reporting and investor tools.

Compared with the market

Typical U.S. full-service residential management still prices the monthly fee as a share of rent. We price the work as a flat occupied-month fee because agentic operations keep our cost per home down.

Fee Typical market Remor Homes
Monthly management 8–12% of collected rent (often ~10% on a single-family home) $80 per occupied month
New-tenant placement Often 50–100% of one month’s rent; many charge a full month 75% of one month’s rent
Lease renewal Often a percentage of rent or several hundred dollars $150 flat

Market ranges reflect commonly advertised U.S. full-service residential fees. Our published rates apply under a written management agreement.

Compliance

Fair housing & legal standards

We uphold the principles of the Fair Housing Act and ensure equal housing opportunities regardless of race, color, religion, sex, disability, familial status, or national origin. Our team is trained to recognize and prevent discriminatory practices in every rental transaction.

Manager liability is limited to fees received in the prior twelve (12) months, except in cases of gross negligence. Agreements are governed by South Carolina law.

Equal Housing Opportunity

AI agents

More about how we work

Licensed property management at Remor Homes is backed by AI agents already running in our operation. They watch the details so our managers can act quickly. They support the licensed team — they do not replace human judgment on leases, screening, or tenancy.

  • Special PM agent

Our general operations agent checks bills, flags discrepancies on account details, watches soon-to-expire lease agreements, reviews insurance, follows maintenance status, and monitors many other day-to-day items so nothing sits unnoticed.

  • Booking agent

A specialist for landlord booking support. It reads receipts and helps keep owner books current so income and expenses land in the right property accounts.

  • Move-in agent

Coordinates move-in work with the tenant — utilities, renters insurance, and the other proofs needed before keys — so occupancy starts on time and the file is complete.

  • And more agents to come…
